The $35M Tree House In La Jolla
KAA Design Group, led by its founder and design principal Grant C. Kirkpatrick, FAIA, and partner Duan H.M. Tran, AIA, has long been known for a brand of luxurious and exquisitely crafted dwellings set in exceptional landscapes. Sited on 1.6 acres of mature trees and encompassing spectacular views, this project– appropriately dubbed The Tree House– has come on the market at $35M, and is currently the most expensive residence in the San Diego area.
With 5 bedrooms, 6 full baths and 5 half-baths, The Tree House clocks in at over 11K square feet, and beyond the beautifully composed spaces, the home and site integrate geothermal heating and cooling, photovoltaic energy systems, solar water heating and gray water circulation; San Diego Interior designer Pamela Smith brought a straightforward but organic look to the interiors that serves both the site and the architecture. Walls of glass open to join the main gathering spaces to the outdoors.

What We Love: With echoes of Richard Neutra’s best work, The Tree House is firmly in the tradition and indoor-outdoor spirit of California Modernism, but on a level of craft and luxury that sets it apart.

The residence was designed to fit around the site’s ancient cork oaks and other mature trees, including rare Torrey pines and magnolia.

The immense master suite stretches across the width of the house, from ocean views to a serenely private, walled patio with a reflecting pool.
