A Place Like No Other

CDA National Reserve delivers unrivaled lakefront living, championship golf and elevated style

Nestled on a bluff above one of the most photographed lakes in America, a 1,000-acre, architecturally driven private membership community is redefining seasonal lake living along the western shores of Lake Coeur d’Alene, Idaho. CDA National Reserve, a sprawling nature preserve and sporting club acquired by New Edge Living (a Lyon Living Company), is a culmination of a strategy that started not just with luxury living but with land, golf and a clubhouse. “From the beginning, the goal was to create homes that feel easy to own and enjoy,” says Chief Operating Officer John Cochrane. “The Fairway Lodges offer a true lock-and-leave lifestyle, giving owners the freedom to spend their time on the golf course, out on the lake or enjoying the club instead of worrying about maintenance. At the same time, we wanted these homes to foster a real sense of community, so they’re designed for neighbors to easily get to know one another, creating a place where members feel connected from the moment they arrive.”

When Frank Suryan, CEO of New Edge Living, purchased the property, he envisioned a destination that would provide more than a golf experience. The team swiftly developed a full lifestyle concept around the existing course—designed by Tom Weiskopf—including a new 20,000-square-foot clubhouse. They also built out wellness and outdoor-adventure facilities so members could step into a fully realized lifestyle at the start. “Rather than taking the typical phased approach that many private clubs do, where you build amenities over time, he made the decision to invest in the entire experience from the start,” notes Ron Barnes, director of real estate, sales and marketing. “This meant transforming the golf course while also building out the amenities and outdoor pursuits so members could enjoy a true turnkey experience from day one. We continue to elevate and improve the club over time, but the commitment to investing in the member experience has been there from the beginning.”

That investment in cultivating the community began with a very strategic approach of designing a thoughtful real estate offering. “The course was thoughtfully rerouted as part of the broader transformation, with the goal of improving the golf experience while preserving the character of the land,” says Barnes. “The placement of residential parcels followed that same approach, with the course and homesites planned together to create a strong connection between the two while protecting views and the overall sense of openness.”

They planned a variety of opportunities for ownership, including 24 three-bedroom, three-and-a-half-bathroom homes called the Fairway Lodges, which were designed by DZIGN Group Architecture in collaboration with Morrison Interiors. “DZIGN Group Architecture has a tremendous amount of experience designing homes in Northern Idaho, and they understand how to work with the landscape rather than compete with it,” Cochrane notes. “We brought them to the 17th fairway, shared our vision for the lifestyle we wanted to create and let the setting help guide the architecture.” The direction is intended to embrace the regional design dialect with modern finishes like rich wood, stone and structural steel that enhance the terrain while providing an open concept suitable for contemporary living. “What’s unique about CDA National Reserve is that every homesite offers either a golf course, lake or territorial view,” Barnes proclaims. “You’re never looking into someone else’s backyard, which isn’t something you find in every golf community.”

Interested buyers can also choose the custom homesite route instead, with CDA community guidelines that focus on scale and natural material selection that favors the landscape rather than fights it. “Our design guidelines are intended to create an open palette for homeowners, builders and architects by providing direction without being overly prescriptive,” says Barnes. “Every home goes through our design review process, and it’s less about creating homes that all look the same and more about making sure each one contributes to the overall character of the community. We’ve also spent a lot of time curating our preferred builders. This gives buyers access to teams that truly understand the vision at CDA National Reserve while still building their dream homes, which are unique and personal.”

And while these picturesque residences offer ample enjoyment for ideal seasonal living, the community that the team has fostered through the clubhouse, wellness facilities and programming is familial. The clubhouse houses a signature restaurant with indoor and outdoor dining, a bar overlooking the golf course, a wine cellar, a cigar lounge, a golf shop and dedicated event spaces—conceived to support an appetite for an active day and an evening of fun and relaxation with neighbors and friends. Executive Chef Hana Marquard’s menu is filled with hearty dishes featuring locally sourced ingredients that blend Pacific Northwest style with sophisticated comfort. “The clubhouse was designed as the central gathering place for the community, with an organic flow throughout the day,” says Cochrane. “The design creates opportunities for connection, where you casually run into neighbors and friends throughout the day. A Friday night at the bar might turn into a conversation with new club members or an informal game night.”

The same high-design intention continues in the entertainment facilities, including the Reserve Lodge, a hunting-style cabin area where you can sip a cocktail while wrapped in a Pendleton-style throw or enjoy axe throwing, sporting clay shooting, archery and a new nine-hole archery course. The integration of wellness living begins inside the health-focused Outpost, which includes a Pilates studio, a red light room, a climbing wall, a sauna, a cold plunge, a pool and tennis and pickleball courts. The team recently expanded the offering by forming a partnership with Clinic 5C, a local integrative medicine practice that can tailor personalized, data-driven health programs for each member. “Today’s buyers are looking for more than just a beautiful residence; they’re looking for a place where they can live a long, healthy and fulfilling life,” Cochrane remarks. “It’s all connected, which is reflected in our tagline: ‘Where your club is your home.’”
